5-story, 6,000sf townhouse on Manhattan’s Upper East Side

The clients had bought the house with the intension of a complete renovation, but structural problems necessitated the replacement of floor joists, roof, stairs and the elevator as well.

The interior of the house is divided into three zones. The most public rooms are confined to the front of the house, from the formal wood paneled entry, up the grand stair to the second floor dining room and third floor lounge. The rear of the house is reserved for family gathering spaces. A two-story glass storefront connects the double height family room and kitchen to the back garden, and sets a more modern tone for the rear of the house, which is reinforced by simple detailing. The third zone, the family’s private spaces, includes a fourth floor master suite and the children’s rooms on the fifth floor.

The front of the house was refaced with limestone after a lengthy process of approvals from the New York City Landmarks Preservation Commission.
